This policy explains how RentalPulse collects, processes and uses data in the provision of its rental market intelligence service. RentalPulse is operated by 4YouMedia Ltd. Our website is rentalpulse.co.uk.

2. Source Data

RentalPulse collects publicly available listing data from Airbnb and SpareRoom. This data includes property listings, nightly and monthly rental rates, property types and location information. No private or personal data belonging to landlords, hosts or tenants is collected or stored.

3. How We Collect Data

Data is collected from publicly accessible sources on a periodic basis. All data collected by RentalPulse is publicly visible and does not require authentication to access at source. We do not collect data that is behind any login, paywall or access restriction.

4. How We Process Data

Raw listing data is processed and aggregated at postcode level. Individual listing details are not exposed through our API or widget. All data returned by RentalPulse represents aggregated market statistics — listing counts, average rates and property type breakdowns — rather than information about any individual property or person.

5. Data Storage

All data is stored securely on servers based in the UK. Data is retained to support historical trend analysis. We maintain data going back to 2023 to allow market comparisons over time.

6. Data Accuracy

RentalPulse updates its dataset on a quarterly basis. Whilst we take reasonable steps to ensure accuracy, data is sourced from third party platforms and we cannot guarantee that it is complete, current or error free. Data provided by RentalPulse should be used as a market indicator and not as the sole basis for business or investment decisions.

7. How Customers May Use the Data

Customers may use RentalPulse data for legitimate business purposes including market analysis, client reporting, property valuation support and housing policy research. Customers must not resell, redistribute, republish or sublicense RentalPulse data to third parties without prior written agreement. Customers must not use the data in any way that is misleading, unlawful or harmful.

8. Intellectual Property

All data, aggregations, statistics and insights produced by RentalPulse remain the intellectual property of RentalPulse. Source data remains the property of the respective platforms from which it is collected.

9. Third Party Platforms

RentalPulse collects data from Airbnb and SpareRoom. RentalPulse is not affiliated with, endorsed by or in partnership with either platform. Use of their data is in accordance with publicly available information and applicable law.

10. Compliance

RentalPulse operates in accordance with UK GDPR, the Data Protection Act 2018 and all applicable UK data protection legislation. We do not process any special category personal data.

11. Changes to This Policy

We may update this policy from time to time. We will notify registered users of any material changes by email. Continued use of the service after changes constitutes acceptance of the updated policy.
